Common Garage Door Problems We Fix

Broken Torsion or Extension Springs

Springs are under enormous tension. A broken spring makes the door heavy and dangerous. We replace them with proper tensioning for your door's weight. Read: Signs Your Springs Are Failing →

Frayed or Snapped Cables

Cables wear over time or snap suddenly. Worn cables can slip off drums, throwing the door off-track. We replace both cables at once for balanced operation.

Worn or Seized Rollers

Rollers ride on the tracks and wear with use. Seized rollers force the motor to work harder and can derail the door. We replace them in pairs for smooth travel.

Off-Track Door

A door that's jumped its track is stuck and dangerous. We realign the track, check the rollers, and verify balance before the door operates again.

Damaged or Dented Panels

Storm damage or impact can dent panels. We repair or replace panels to restore appearance and prevent water infiltration and structural issues.

Opener Not Responding

A door that won't open or close via remote or wall button needs troubleshooting. We diagnose opener circuit boards, motors, and sensors, then repair or replace as needed.

What Our Technicians Repair

From broken springs to off-track doors, our technicians carry the parts and tools to resolve the most common garage door failures in a single visit.

Spring Replacement (Torsion and Extension)

Complete spring replacement with proper tensioning and balance adjustment. Both torsion and extension spring systems handled with care and precision.

Cable Repair and Replacement

New cables installed and spooled onto drums. We always replace both cables at the same time to ensure balanced lifting and equal wear.

Roller and Hinge Replacement

Worn rollers and hinges replaced with heavy-duty components. Includes track inspection and lubrication for smooth operation.

Track Realignment

Off-track or bent track straightened and realigned for safe door travel. We verify clearance and smooth operation throughout the full range.

Panel Repair and Replacement

Dented panels replaced to match your existing door. New panels installed with proper weatherstripping and hardware integration.

Opener Repair and Reprogramming

Opener motors, circuit boards, and safety sensors diagnosed and repaired. Remote and keypad programming updated for your system.

Repair — Common Questions

Same-day emergency response is available during business hours (7am to 6pm, Monday to Friday). Weekend and evening calls are handled on a case-by-case basis depending on availability. A broken spring makes your door heavy and unsafe, so we prioritize these calls above routine repairs. Call (604) 374-4441 to confirm current availability.
We don't recommend it. A broken spring removes the counterbalance that makes the door easy to lift. The full weight of the door (often 300–600 lbs) falls on the opener motor, which can burn out quickly. The door can also drop suddenly if the opener fails, creating a safety hazard. Avoid using the door until the spring is replaced.
Yes. We service Clopay, Garaga, Wayne-Dalton, RapidRoll, Stanley, Liftmaster, Genie, Chamberlain, and many other brands. The underlying mechanics of garage doors are similar across manufacturers. Springs, cables, rollers, and openers follow the same principles, so we can diagnose and repair virtually any door.
Torsion springs are mounted above the door and twist (rotate) to counterbalance the door's weight. They're more durable, safer, and more balanced than extension springs. Extension springs are mounted on the sides of the door frame and stretch to provide lift. They're typically found on older or smaller doors. When a spring breaks, we replace it with the same type to maintain safe operation.
